Door 2 - South side main floor Glass insert Double door to rear deck

Description - Rough Opening, plywood floor used as sill, all wood frame using 2X6 with 7/16 OSB sheathing, house wrap. Temporary door made of fence boards covered with 6 Mil poly sheet, door frame was sealed with overlapping 12" wide poly sheets held in place by 1X4 strapping frame ... did not leak when raining, no exterior floor did not allow snow drifts to melt near door.

Puddle of water that leaked through this door - inside door frame, outside of frame is now sealed - after 8 hours of moderate rain

    Leaks

    - emptying at finshed floor surface level
  1. Bottom left corner, inside frame on to floor
  2. Center post, left side, inside frame on to floor
  3. Bottom right corner, inside frame on to floor
  4. Exterior surface of door - water collects in deformation of door sweep on operating door, exits at both sides of door
  5. Outside frame leaks on both sides appear to have been reduced to nearly nothing by adding exterior framing & sealing (repair by BPR)
  6. Under sill leaks appear to be have been reduced to un-noticeable by adding 4 tubes of caulking between sill and exterior deck floor along wall edge under sill (repair by BPR)

    Leaks

    - emptying into wall beside door frame
  1. Top surface of sill - through opening at joint of side frame to sill, both sides, exits into wall
  2. Outside edge of door frame portuding aprrox 1 1/2 inches from exterior wall, bypassing moisture barrier - now fixed by BPR

    Defective components

  1. Door sweep for 36" door - deformed, collects water which leaks inside on floor
  2. Wheather stripping all 3 vertical pieces have been cut too short

    Other issues

  1. Left side weather stripping cut too much short
  2. Center post weather stripping cut too short and cut partially through at top
  3. Right side weather stipping cut to short
  4. Joint between side frame edges incompletely sealed, sealing material stretched with substantial gaps
  5. Exterior corners aluminum sheathing does not cover wood completely at top corner miter joint
  6. Gap at bottom of center post to mating piece glued to sill, felt square falls off when wet
  7. Excessive glue 'squeeze out' around glass inserts - cosmetic, does not appear to leak
  8. Poorly formed miter corners in aluminum sheathing - leaves large gap, allows water directly onto wood frame (now sealed by BPR)

    Requirements

  1. Remove & re-install Door frame
  2. Replace 1 defective door sweep (2 door sweeps, 1 is defective)
  3. Add silicone sealer bead to close gap between top of sill to door frame side members
  4. Replace all vertical weather stripping pieces (3 pieces)
  5. Inspect & verify adequacy of moisture barrier, correct as necessary to create continuous barrier with door frame
  6. Install caulking material between rough opening sill and door frame sill adequate to prevent leaks under sill
