Door 1 - West side single door

Description - Rough Opening sides mostly ICF Buck made of 2X12 PT plank, sill is unfinished concrete between two 2X4 Buck pieces, not troweled, top of opening is 2X6 wood frame recessed from ICF outside edge by 1 1/2" with house wrap. 36" pre-hung door previously installed, needed 3 tubes of caulk between concrete sill and door still to prevent leaks. Did not leak from rain or snow melt.

    Leaks - water exit observed, entry not observed

  1. Under Sill - on to subfloor (will be under finished floor)
  2. Bottom right corner, above sill, inside frame on to subfloor
  3. Bottom left (hinge side) corner, above sill on to subfloor ... 10% of right side
  4. Bottom right corner, outside frame between frame & rough opening inside wall noticeable after rain for more than 1 hour
  5. Bottom left corner, outside frame between frame & rough opening inside wall noticeable after rain for more than 1 hour

    Defective Components

  1. Door Sweep for 36" door - deformed, collects water which leaks inside above sill on to floor, mostly on side opposite hinges

    Other issues

  1. Bottom right weather stripping - does not seal, daylight visible when door closed
  2. Caulking residual from under sill of removed door was also removed & not replaced

    Requirements

  1. Remove & re-install Door frame, recover door bell mounting block trapped by Mike's initial install attempt
  2. Replace defective Door sweep
  3. Inspect & verify adequacy of moisture barrier, correct as necessary to create continuous barrier with door frame
  4. Replenish caulking material between rough opening sill and door frame sill adequate to prevent leaks under sill
